Q: Why should
I consider a Muesing Management community when choosing a
new apartment home?
A: Muesing
Management is a locally owned and managed property
management company. For over 30 years it has been our
goal to provide the very best in apartment living at an
affordable cost to you. Which means we pay closer
attention to the appearance, day-to-day management and
general operation of our apartment communities. Often,
out-of-state owners and/or management companies neglect and
fail to pay close attention to the needs and upkeep of their
properties. Since the owner lives in Indianapolis, he
plays an active role in the day-to-day operation of our
communities. He often visits and drives through each
property personally in order to make sure they are kept in
the best possible condition and to assure that it will be a
place you will be proud to call "home".
Q: Why does
Muesing Management have a "NO PET POLICY" at all
of their apartment communities?
A: As soon as Muesing
Management Company acquires an apartment property, we
immediately impliment a "NO
PET POLICY" for new residents that move into any of our
communities. However, we are obligated to
"grandfather in", or accept, pets of existing
residents who currently have one at the time we purchase a
new property. Those residents are not allowed to
replace their present pet with another (i.e.: when a pet
dies or if it must be removed from the apartment for any
reason, etc.), nor are they allowed to add additional pets
at any time. From past experience we have found that
the majority of prospects looking for an apartment home
appreciate the fact that we do not allow animals of any kind
and that we enforce a strict "NO PET POLICY"
for
the following reasons:

Barking disturbances are virtually
eliminated. Therefore, a more peaceful, quiet
environment is created; |

Pet "messes" in and
around the property grounds are near
non-existent. The result is a cleaner, neater
property that residents, their guests, children,
etc. can walk through without fearing where you
step. This creates a healthier atmosphere for
everyone. |

Less fear of vicious animals biting
or threatening you, your family and guests; |
| d) |
Smaller chance of confronting
unruly animals that are loose and unleashed, running
through the property infringing on your space and
violating your privacy; |

Pet damage to the apartments,
building common hallways and patio areas is
virtually eliminated, creating a much nicer and
cleaner-smelling apartment for prospects
(YOU!). Let's face it, who wants to rent and
move into an apartment that has pet urine-soaked and
stained carpeting and pad! Why should you be
forced to accept and live in such disagreeable and
smelly conditions? |
We feel that by having a
"NO PET POLICY" you, in turn, will discover that
living at a Muesing Management apartment community will be a
more pleasant rental experience.
Q: What options do I
have regarding lease lengths?
A: Prospective
residents should check with the specific Muesing Management
apartment communities that they are most interested in as
lease lengths offered do vary from community to community,
depending on several factors (i.e.: time of year, unit
availability, etc.) Some communities offer either a
3, 6, and 12 month lease lengths, depending on specific
circumstances, while others may offer only a 12 month
lease. Month-to-month lease lengths are available only
after the initial lease (the lease which is signed at time
of move in and/or the most current lease) has been
fulfilled. Month-to-month rent is based on "market" rent
plus an additional monthly premium.
Q: Are furnished,
corporate apartments offered?
A: Many of Muesing
Management communities do offer corporate apartment
arrangements, furnished and/or unfurnished. However,
please check with the specific apartment community you are
interested in as corporate apartment arrangements are not
offered at all Muesing Management communities. The
location and side of town that each property is in usually
dictates whether they are offered. A factor in
determining whether they are or are not offered is the
number of large businesses in each specific area that would
support such leases.
Q: How much notice
is required prior to moving out of one of Muesing Management
Company's apartment communities?
A: Written notice must
be given by the resident and received at the rental office
of the apartment community at which they reside thirty (30) days
prior to the expiration of a current lease. Some Muesing Management communities prorate the last months rent
at the end of the current lease term while others do
not. Again, please check with the specific apartment
community you are interested in for more details regarding
their move out notice requirements.
Q: Do leases at
Muesing Management communities contain a job transfer and/or
military transfer clause?
A: Yes, our
lease agreement states that if you are transferred by your
employer or the military and you meet the following
requirements you will be released from your current lease
with no further obligation.

Your employer must mail a
written statement, on company letterhead, detailing the
circumstances of the transfer as well as your
destination to the rental office. Military
personnel will be required to furnish a written copy of
their military orders.

You must be transferred
at least 50 miles out of the county.

You must give a proper 30
day notice of your intent to vacate the apartment.
The notice must be given in writing on the first day of
the month in which you intend to vacate.

You must pay the rent to
the end of that monthly rental period in which notice is
given as well as a termination fee equal to one months
rent. All fees and rents due under these
circumstances must be paid at the time the notice is
given. (Many employers will reimburse their
employees for such costs. Check with your employer
to see what their policy is regarding this matter.)
